We kindly ask that you read our terms and conditions to ensure you are aware of the agreement you are entering into when you stay with us.

Prices: The price quoted is based on bed and breakfast basis. Payment can be by BACS, cheque or cash. Please note your first nights stay is required as a deposit. My prefered Method of payment is BACS if at all possible.
Smoking: This is a non-smoking establishment.
Pets: Sorry no pets.
Children: We accept children and also have a cot if required.
We kindly ask that you respect this is our family home and ensure your children are supervised at all times whilst on our premises.
Cancellation and Insurance: By making your
booking, our agreement is a legal contract. If you are unable to stay and give us more than 2 weeks notice, we will do our best to re-let the room and return your deposit minus any expenses we
incur. If you cannot give us 2 weeks notice, your deposit is non-refundable. We recommend you take out holiday cancellation insurance to avoid this situation.
Non-availability of Accommodation: We would only cancel your holiday if your accommodation was unavailable for reasons beyond our control. We would however attempt to find you alternative local accommodation. Our liability would not extend beyond this.
Arrival: On the day of your arrival we look forward to welcoming you from 4pm onwards, unless otherwise arranged. We would appreciate it if you could let us know a rough time to expect you. Please ensure you contact us if you know you will be arriving late in the evening.
Departure: We kindly ask that you check out of your room by 10.00am on the day of departure, unless otherwise arranged.
Damages and Breakages: Please take care when staying in our property. You are responsible and liable for any breakages or damage which you cause, to the accommodation or its contents. All we ask is that you report any incidents as they occur. We do not normally charge for minor breakages, but we may send you an invoice for repair or making good if the damage or breakage is significant, and we may make an additional charge of £50 if you did not report this.
Liability: We do not accept any liability for any damage, loss or injury to any member of your party or any vehicles or possessions, unless proven to be caused by a negligent act by ourselves.
